Nicotine and tar residue on a ceiling is water-soluble tobacco tar held in a thin film of oils. If a standard acrylic emulsion is applied straight over that surface, the wet paint can reactivate the tar. Within hours, the stain may bleed through the new film as a yellow-brown halo.

Zinsser BIN is used so often for this job because it is a shellac-based primer-sealer. Alcohol carries the shellac, and water does not belong to that solvent system. Once the shellac film has sealed the surface, later emulsion coats sit above the stain instead of pulling it back through the finish.

The drying behaviour matters on a high ceiling. As the alcohol leaves the film, the shellac hardens; there is no separate chemical-cure stage waiting behind the scenes. At 20 degrees Celsius, BIN is touch-dry in about 20 minutes and ready to overcoat in 45, so the work has to move in an orderly run: cut in the perimeter with a 50mm synthetic brush, then roll the open ceiling while the brushed edge is still workable enough to avoid a lap line.

Quantity, reach and the stained margins

BIN covers around 10 to 12 square metres per litre on sealed plaster. Porous plaster, or a surface that has previously been distempered, can take more primer because the first pass is absorbed faster.

A ceiling measuring 4 metres by 5 metres gives 20 square metres of area. One sealing coat on the ceiling alone therefore uses under 2 litres on sealed plaster.

A 4-litre tin still makes sense in many smoke-stained rooms. Tobacco staining usually spreads beyond the flat ceiling plane, and the edges are where a clean repaint can fail visually.

The upper 300mm of each wall often carries the same residue as the ceiling. The areas around light fittings can be darker as well, because warm air and fine airborne deposits collect there. Cornice detail also holds residue along small ledges and edges.

Those margins need the same sealing coat as the ceiling if they are part of the finished painted field. Leaving them untreated can allow yellowing to return at the wall-ceiling junction after the broad ceiling has been painted clean.

A roller on a 1.5-metre extension pole will reach a 3-metre ceiling from a standing position in most rooms. That keeps the equipment list simple and usually removes the need for the scaffold tower many people imagine at the start of the job. The primer itself then becomes the main handling issue: once it is lifted above head height on a pole, its thin shellac consistency makes drips and spray easy to create.

A medium-pile 9-inch roller sleeve gives good control when it is loaded lightly. A sleeve saturated to the point of dripping is hard to manage overhead, especially near light fittings and wall edges. Working in 1-metre sections keeps the film more even and makes it easier to watch the wet edge before it dries.

Overloading the roller at that height creates fine spatter. It settles on floors, furniture and any finished emulsion below the ceiling line. Once shellac spatter has dried onto cured emulsion, it clings hard, so masking and floor protection save a slow clean-up after the coat has hardened.

Vapour control before the first stroke

BIN carries a high VOC load from its denatured alcohol carrier, and vapour concentration rises quickly in an enclosed room. An FFP3 dust mask filters particulate dust, while alcohol vapour calls for a half-mask respirator fitted with A1 or A2 organic-vapour cartridges, such as a 3M 6200 body with 6051 filters.

Keeping the wet edge on a 3-metre ceiling

The short drying time is useful for finishing the room quickly, yet it also compresses the working window. If the brushed perimeter dries before the roller reaches it, the joint can show as a lap line under strong side light.

Start with the perimeter and any details that the roller cannot reach cleanly. A 50mm synthetic brush is large enough to move the primer along the edge without constant reloading, and it still fits into the corner between wall and ceiling.

After cutting in, roll the main field while the edge is still live. Keep the roller pressure even. Heavy pressure at the end of a pole tends to squeeze primer from the sleeve, while a dry sleeve leaves broken coverage and pushes the user into repeated passes over an area that is already flashing off.

The aim is a continuous sealed film, not a decorative finish from the primer itself. BIN often looks stark and slightly uneven while it dries, especially over yellow-brown staining, but the important point is that the tobacco residue has been isolated from the emulsion coats that follow.

Because shellac primer runs freely, protect the room before the lid comes off. Floors, furniture and finished lower walls are all in the spatter path when the roller is moving overhead. Masking takes less time than scraping dried shellac dots from a surface that had already been painted.

Why a white ceiling can still look grey

A freshly sealed and painted ceiling can still read as grey, dull or patchy after the stain-blocking has been done correctly. Lighting geometry is often responsible. A single central pendant throws light downward and sideways, so it rakes across the ceiling plane at a shallow angle and exaggerates roller texture, edges and lap marks.

The same effect appears when low winter sun suddenly reveals defects on a wall. Texture that disappears under flat daylight becomes obvious when the beam grazes the surface.

Layered lighting in a living room changes how the ceiling reads because the ceiling is no longer carrying the main light path. Table lamps at 400 to 800 lumens each, wall washers and floor uplighters can create soft reflected light from several directions. Under that kind of light, small roller marks visually flatten.

An uplighter aimed straight at the ceiling works poorly on a surface rescued from staining. It sends light across the plane at a harsh angle, making the repaired ceiling a feature when the intention was to make it disappear into the room.

Colour temperature changes the finish as well. Shellac primer has a faint amber cast. A warm 2700K lamp pushes an off-white emulsion toward cream, while 4000K reads cooler and cleaner. If the finish coat is a bright white such as Farrow and Ball All White, a 2700K bulb will warm it noticeably. In a living space that warmth can suit the room; in a kitchen, the same tone may look tired.

The practical sequence is to seal and paint the ceiling, place the lighting, then judge the result after dark when daylight is out of the equation. A ceiling assessed only in flat daylight can look disappointing once evening lamps introduce raking angles that were absent at noon.

That leaves a slightly awkward truth about stain-blocking overhead: the shellac barrier can do its job while the finished ceiling still depends on where the light comes from.
